Key dates

February 2023:

Tax statement sent. If 3 years delinquent the parcel is now subject to foreclosure.

October 31, 2023:

Last day to pay to avoid inclusion on our filing in early November 2023.

November 2023:

Filing of the summons and complaint along with the Certificate of Delinquency. This is the official start of the property tax foreclosure process for parcels that are delinquent for 2020 and prior years.

September 18, 2024:

Sale date for the 2023 foreclosure cycle.

Foreclosure General Information

Tax Foreclosure:

When real property taxes become three years delinquent, the County Treasurer takes foreclosure action, RCW 84.64.060. King County’s auction is held in September of each year.

September 18, 2024: Auction Date

Foreclosure Process:

The Treasurer files the Certificate of Delinquency in Superior Court. Title reports are ordered, and all parties with recorded legal interest as found in the title searches are served with notice and summons by certified mail. The Treasurer receives a judgment from the Superior Court for foreclosure on tax liens and authorizing the sale of parcels. The pleadings are published in the local newspaper, listing all parcel information. Foreclosure costs and fees accrue during the entire process.

Any property in the process of foreclosure may be redeemed by their owner(s), or other parties with recorded legal interest, until the close-of-business the day prior to the sale date, by paying the entire amount due to remove it from the sale.

The Treasurer offers the parcels on a ‘where is’ and ‘as is’ basis. The County makes no representation of warranty, express or implied, as to the condition of title to any property nor the physical condition of any property or its fitness for any use or purpose.”

The county makes NO guarantees whatsoever on parcels sold at Treasurers’ sales. It is important that you do research on all potential purchases prior to the day of the sale.
