The zoning code variance application process allows adjustments in the application of standards of the zoning code to a particular property.
Typically, variance requests may include reduced setbacks, lot coverage and height.
Note: As of January 1, 2005, zoning code variance applications no longer include variances to critical area buffers. See critical area alteration exception for information related to modifying critical area buffers.
See DDES' current fee schedule for an estimate.
See information on pre-applications as a pre-application meeting is required prior to filing an application for a zoning code variance. For more information, refer to the individual application forms in the packets above and to Applying for a permit at DDES.
Decision type 2: 120 days.
